Cleaning for Homes and Buildings, Priced in Writing

Twelve cleaning programs across New England, on houses and on buildings in every sector, from a standing house visit to a post construction handover. One walkthrough, one written scope, one number.

Cleaning here runs on a cycle. From the first road treatment in November until the sand gets swept up in April, salt comes through every door in the building and it does not vacuum away. It dissolves, travels into the finish on a wood floor, and comes back up as a white bloom down the middle of the hall an hour after somebody mopped it. Radiators and baseboard convectors run for six months and leave a gray shadow on the wall above them. Then the weather turns and it is mud, pollen on the sills and windows that have not been touched since the storm panels went in. A cleaning program that ignores that calendar is just a list of rooms.

So we start by looking. Somebody walks the property, counts the bathrooms, finds out what the floors actually are under the rugs, and asks what the last cleaner kept getting wrong. That takes about half an hour in a house and longer in a building with a kitchen in it, and it costs nothing. What comes back is one price and a written scope, area by area. The crew that walked it is the crew that cleans it, everything arrives on our cart, and the kit is split so the cloths from a bathroom never end up on a counter.

Cleaning

Pick the job you actually have

Each one is scoped and priced on its own, and more than one can run on the same visit when the property needs it.

House Cleaning

Kitchens, baths, floors and glass on a written scope, with winter salt taken off the wood instead of pushed around it.

Details

Deep Cleaning

Extra hours put into grout, cabinet grease, radiator shadow and the tops of everything a weekly visit never reaches.

Details

Recurring Cleaning

One weekday, one written list and no contract to sign, worked by the crew that already knows your house.

Details

Move In & Move Out Cleaning

Empty unit work timed to the key handover, with cabinet interiors, appliance insides and closet shelves on the list.

Details

Apartment & Condo Cleaning

Loft, apartment and condo cleaning that works around building hours, the freight elevator and the service door.

Details

Post Construction Cleaning

Rough, fine and final passes for general contractors, run backward from your inspection date instead of forward from ours.

Details

Pre Sale & Listing Cleaning

Booked to the photo shoot and the first open house, aimed at the surfaces a wide angle lens actually picks up.

Details

Carpet Cleaning

Dry soil out first, then pre spray, agitation and extraction, with air movers running so nobody walks on wet carpet.

Details

Upholstery & Sofa Cleaning

The tag decides the method. W, S, WS or X, checked in a hidden spot, then as little moisture as the fabric allows.

Details

Area Rug Cleaning

Wool gets a mild cleaner and warm water, the buried grit comes out dry first, and the fringe is worked by hand.

Details

Tile & Grout Cleaning

Grout is porous, so the color sits inside it. Dwell time, machine agitation and a pressure rinse get it back out.

Details

Window Cleaning

Both faces of the glass, screens washed, tracks vacuumed dry first, and storm panels pulled so all four faces get done.

Our terms

Why this runs the way it does

Most properties around here need several contractors and end up with several schedules and several excuses. We clean, we lay floors, we paint, we set brick and we pressure wash with our own crews, we walk the property before we put a number on it, and the scope goes in writing before anyone starts.

A price that came from the property, not the phone

Square footage on a call is a guess. Two condos the same size can be two different jobs once you see how they are lived in and what the last four winters did to the entry. The walkthrough is free and the number that follows it holds.

A scope you can hold us to

You get the list in writing before anybody starts, room by room or area by area. Add to it, cut from it, change the order. What you approve is what gets done, and nothing new turns up on the invoice.

One kit per zone, kept apart on the cart

Every area of the property gets its own cloths, mop heads and bucket, and nothing crosses between them. In a building with food in it that separation is the entire reason the cart is built that way.

The wall that needs more than cleaning gets flagged

Painting and masonry run out of this same company, so when the trim is failing or the entry brick is shedding, you hear about it with a price instead of watching a cleaner wipe around it for a year.

What we work on

Houses and buildings, in every sector

This trade runs on both sides of the business. The building decides the method, the access and the hours. It never decides whether we take the job.

Residential

Single family houses, condos and townhouses, two and three family buildings, apartment blocks and the units inside them, rentals between tenants, new construction at handover, and second homes.

Commercial, industrial and institutional

Offices and medical suites, retail stores and restaurants, schools, daycares and places of worship, gyms, salons and clinics, warehouses, plants and light industrial space, banks and professional offices, municipal and community buildings, plus the property managers and general contractors who hold several of these at once.

FAQ

Cleaning questions

If your question is not here, call and ask. We would rather tell you a smaller job is enough than sell you a bigger one.

Do you work on homes, businesses, or both?

Both, and they run as two programs. Commercial work gets scoped area by area and scheduled around your operating hours, with evening, early morning and weekend windows when the space cannot close. Residential work runs on a daytime schedule Monday to Saturday. What they share is the free walkthrough, the written scope and one price for the job.

How do you price a job?

After the walkthrough, never before it. Cleaning is priced by the property and the frequency. Flooring is priced by the square footage, the subfloor underneath and how much of the old floor has to come out. Painting is priced by the surfaces, the prep the walls actually need and the number of coats. Masonry is priced by the footage of the work and what we find once the failed joints come out. Pressure washing is priced by the surfaces, their size and how much growth and staining is on them. All of it lands as one written figure before a start date is agreed.

Do I have to be there while you work?

Most clients are not. Leave a key, a code or a lockbox once, it goes on your file and gets logged to the crew assigned to you, and we lock up behind us. Plenty of people prefer to be there for the first visit so they can walk the property with the crew, and that usually makes the written list sharper.

What if something gets missed?

Tell us within a day and we come back and fix it at no charge. It works because the scope was agreed in writing before anybody started, so there is nothing to argue about. On masonry and painting the warranty terms go on the scope in writing too.

Free walkthrough

Tell us about the property

The walkthrough is free and nobody is going to sell you anything at it. We look, we ask what has been going wrong, and we put the number and the area by area list in writing. You decide after that, in your own time.

  • We come out at no cost and with nothing to sign
  • An area by area list in writing, not a promise on the phone
  • One price per visit, never a running clock
  • A separate kit of cloths and mops for every area
  • The same crew comes back to your address
  • A few days of notice ends a home plan, no penalty
