Chelmsford Ranches, Colonials and Office Parks
We run Chelmsford Center and the streets around the common, Vinal Square up in North Chelmsford, the subdivisions off Billerica Road and Princeton Street, the plazas at the Drum Hill rotary, and the office drives near Route 3.
Drive Chelmsford and you can date the streets by the roofline. Around the common there are older colonials and a few Victorians with real wood trim and plaster behind it. Push out toward Billerica Road, Princeton Street and North Chelmsford and you are into capes and ranches from the fifties and sixties, then split levels, then colonial subdivisions from the seventies and eighties. The postwar houses share one honest weakness: the chimney. A single stack on a ranch takes weather from four sides with nothing sheltering it, the crown cracks, water works into the joints, and by the time anyone looks up there are brick faces flaking off above the roofline. The other weakness is the deck and the trim. Wood facing south loses its film first, and recoating over a failing layer buys one year and no more. We scrape to sound material, prime the bare wood, then coat. Inside, these houses are drywall, which paints fast and cleanly, so the real time goes into straight lines at the ceiling and into pulling doors and hardware rather than painting around them.
Commercially, Chelmsford spreads along two corridors. The plazas around the Drum Hill rotary and out Littleton Road hold retail, a supermarket anchor, quick service kitchens and a run of small suites, and the work there happens in whatever hours the tenant is dark. Retail before the doors unlock, kitchens after close, offices after six. The office and research buildings on the drives near Route 3 are a different animal: long corridors, painted block stairwells, and vacant suites that have to be repainted and cleaned to show ready before a broker walks anybody through. That is a deadline job, so the scope carries the handover date on it. Schools and daycare buildings take the vacation weeks and the summer. General contractors doing buildouts here call us for the post construction sequence, which is a rough pass while the punch list is open, a fine clean once the trades are out, and a detail pass keyed to the walkthrough. We hold that order deliberately, because cleaning too early means paying to clean the same room twice.

Getting a price
Every quote for Chelmsford starts with somebody standing in the actual place. Square footage over the phone is a guess, and on a wall it is worse than a guess, because the failure depth only shows when you put a hand on the joint. You get the scope written out area by area and one number for the job, usually the same business day.
