Winchester Victorians and the Prep They Take
Our routes run the streets around Winchester Center and the depot, the houses off Church Street and Highland Avenue, the Wedgemere blocks near the tracks, the west side toward Ridge Street, and the neighborhoods along the Mystic Lakes.
Winchester houses carry detail that is hard to replace, and that turns the job from painting into protecting. The Victorians, shingle style houses and 1920s colonials near the center and out toward the lakes have turned porch posts, bracketed cornices, bay windows, multi light sash and original shingle courses. On a house like that the cost lives in the hands, not in the gallons. Sash gets reglazed where the putty has failed before anything is coated, because a fresh coat over a bad joint only seals the problem in and the water finds it anyway. Porch decking and rails get scraped to sound wood and primed the same day. Stripping is a conversation rather than an assumption, since coatings on a pre 1978 house get asked about before anybody opens a sander. Inside, plaster in these houses has settled cracks that reopen every winter, so they get taped and bridged instead of filled and forgotten. The masonry is stone and brick: fieldstone foundations, chimneys with cracked crowns, granite steps and terraces lifted by frost that now hold water instead of shedding it.
The commercial side of Winchester is small scale and close together. The center holds boutiques, cafes, a bakery, medical and dental practices, professional offices upstairs, and a commuter rail platform that empties onto the sidewalk twice a day. Most of those buildings have no back alley to work out of, so materials come through the front, staging goes up after close and comes down the same night, and the crew parks where it will not take a customer's space. Practices book a Friday evening into Saturday and expect their rooms in service on Monday. The cafes and the kitchens work after the last cover. Condominium associations and the managers running larger buildings here book the corridor and stairwell painting, the hallway cleaning and the brick at the entry as one project, because mobilizing three separate contractors into a building with limited parking is an expense of its own. We are licensed and insured, and the board or the manager gets that on file with the scope.

Square footage over the phone is a guess, and on a wall it is worse than a guess, because the failure depth only shows when you put a hand on the joint. You get the scope written out area by area and one number for the job, usually the same business day.
