Woburn Two Families, Victorians and Office Parks
Our routes cover Woburn Center and the streets off Main Street, the older blocks around Montvale Avenue and Salem Street, North Woburn and the neighborhoods near Washington Street, and the office parks along Commerce Way and Cummings Park.
Woburn is older than people expect. It was a working industrial city long before any office park arrived, and the housing near the center reflects that: nineteenth century two families and Victorians with steep gables, bay windows, porch brackets and a great deal of trim, standing on small lots close to the sidewalk. Those buildings are plaster inside and clapboard or shingle outside, and both surfaces punish shortcuts. Plaster repaired badly reads as a flat patch through a sheen finish, so a repair gets primed and the whole wall gets coated instead of spot painted. Clapboard carrying layered paint needs the loose material off and the edges feathered, or the new coat outlines every old ridge by August. Newer parts of the city, out toward North Woburn and the later subdivisions, are capes, ranches and colonials with drywall and simpler trim. What they share with the old ones is the front entry, where granite or concrete steps have lifted with frost and now shed water toward the door instead of away from it.
The commercial work here leans heavily office and flex. The parks off Commerce Way, Washington Street and along the highway hold suites of every size, and the pattern repeats: a tenant leaves, the landlord has weeks rather than months, and the space has to be patched, painted and cleaned to show ready before the next tour. We scope that against the date and state up front how many crew nights it takes instead of discovering it halfway through. Corridors, stairwells and lobbies in occupied buildings get painted overnight, with the floors protected and everything back in service before the first badge swipes in. Hotels and restaurants along Montvale Avenue keep their own hours, and a hotel gives you a floor at a time rather than a building. Warehouses take a weekend. On the masonry side, the entry brick and concrete steps at these buildings take a beating from salt every winter, and pointing them is work we take in any month, because mortar needs temperature to cure and a green joint does not survive a hard freeze, so cold weather pointing here gets a heated enclosure, warmed sand and water and a low temperature mix, priced into the job.

Square footage over the phone is a guess, and on a wall it is worse than a guess, because the failure depth only shows when you put a hand on the joint. You get the scope written out area by area and one number for the job, usually the same business day.
