Common Areas Cleaned Building by Building

Common area cleaning for property managers across the Merrimack Valley: lobbies, corridors, stairwells, laundry and trash rooms, scoped building by building, with one person to call and the insurance certificate on file first.

Managers are not really buying cleaning, they are buying the end of a complaint. So the scope gets written per building rather than per portfolio, because a six unit on a side street and a mid rise with an elevator and a package room do not need the same visit. Lobbies get floors, glass, mats and the mailbox wall. Corridors get vacuumed to the wall instead of down the middle, with spot treatment where somebody dragged a couch. Stairwells get swept, treads wiped and handrails disinfected, since that is the photograph a tenant sends at eleven at night. Laundry rooms get machine tops, lint traps, the sink and the floor under the machines. Trash rooms get washed out rather than just emptied, including the chute surround and the slab around the bins. You get one person on a direct line who knows every address on your list, and your management company has the certificate of insurance on file before the first visit is scheduled.

Winter is when common areas either hold up or fall apart. Sand and salt come through every entrance from the first storm treatment until the ground finally thaws, and if it is only pushed around it grinds into the lobby tile and the first flight of stairs until both look permanently dull. Mats get lifted, the grit underneath comes out, and entries move to a heavier rotation for as long as the salt keeps coming through. Beyond that, buildings age in ways no cleaner can fix. A corridor touched up in three different shades needs a real repaint. Front steps that have been shedding mortar since the last freeze and thaw cycle need the joints cut out and repacked, which we do year round, with a heated enclosure and a low temperature mix once the nights turn. Both of those come from us. One walkthrough covers the cleaning, the repaint and the masonry, the scope fixes the order, and you stop holding three vendors to three calendars.

Before

Four things we hear before we start

These four come up in nearly every walkthrough we do of managed buildings. If any of them sound like your building, they belong in the scope.

The third floor corridor carpet has not been vacuumed since your last vendor stopped answering.

Your trash room smells and the chute surround has not been washed down all year.

Tenants photograph the stairwell and email the picture to your office, not to the cleaner.

Every building in the portfolio sits on a different scope and nobody can tell you which.

Tell us about the property

The walkthrough is free and nobody is going to sell you anything at it. We look, we ask what has been going wrong, and we put the number and the area by area list in writing. You decide after that, in your own time.

  • We come out at no cost and with nothing to sign
  • An area by area list in writing, not a promise on the phone
  • One price per visit, never a running clock
  • A separate kit of cloths and mops for every area
  • The same crew comes back to your address
  • A few days of notice ends a home plan, no penalty
