Painting Where the Prep Decides How Long It Lasts
Interior, exterior, cabinet refinishing and commercial work on houses and buildings across New England, in every sector. The prep is the job. The paint is the last twenty percent of it.
Almost every failed paint job in this valley failed before the first coat went on. Plaster on lath moves as the heat goes on and off, so a hairline crack that gets skimmed over without being bridged comes back through the new paint by the second winter. Old oil finishes on trim will not hold a coat that was rolled onto a glossy surface nobody dulled. Outside it is worse, because water is doing the work. A porch ceiling stained from an ice dam, caulk that has pulled away from the trim, bare wood left open through a rain, and the coat is fighting a losing argument from day one.
That is why our proposals spend most of their length on preparation. Washing, scraping, sanding where sanding is safe, filling and bridging, spot priming bare wood the same day it is exposed, and caulking the joints that are actually open rather than every joint on the house. Most of the housing stock in this valley went up before 1978, so the lead question gets asked at the walkthrough and the plan follows whatever the answer is. The coats come after all of that, and they go on in the temperature window where the film can actually form. You get the surfaces, the prep, the product type and the number of coats in writing before anyone opens a can.
What sits inside this program
- Interior Painting, interior painting
- Exterior Painting, exterior painting
- Cabinet Refinishing, cabinet refinishing
- Commercial Painting, commercial painting
Pick the job you actually have
Each one is scoped and priced on its own, and more than one can run on the same visit when the property needs it.
Interior Painting
Plaster read and repaired first, trim cut in by hand, and the room protected while you keep living in the house.
DetailsExterior Painting
Clapboard and cedar shingle washed, scraped and primed, then coated inside the window the weather allows.
DetailsCabinet Refinishing
Doors off, hinges bagged, years of cooking grease cut out of the finish, then bonding primer and a sprayed topcoat.
DetailsCommercial Painting
Corridors, stairwells, suites and unit turnovers painted off hours, with low odor products where people work in the morning.
DetailsWhy this runs the way it does
Most properties around here need several contractors and end up with several schedules and several excuses. We clean, we lay floors, we paint, we set brick and we pressure wash with our own crews, we walk the property before we put a number on it, and the scope goes in writing before anyone starts.
The calendar is part of the quote
Exterior work needs a surface warm enough for the paint to cure, and in the cold that means coatings formulated to cure down near thirty five degrees, working the sun side through the warmest hours, and tenting and heating the wall when the number calls for it. We paint outside all twelve months. Call in January and we will put the winter number and the spring number side by side so you can pick.
Prep written out line by line
You can see exactly how many hours are going into washing, scraping, filling and priming, and where they are going. That is the part that decides whether you repaint in four years or in twelve.
Lead paint gets asked about, not ignored
Anything built before 1978 gets the question before a sander comes out, and the work gets planned around the answer instead of around the schedule.
Your building keeps running
Commercial work goes at night, early, on weekends, floor by floor or suite by suite. Occupied homes get one room finished and put back before the next one opens.
Houses and buildings, in every sector
This trade runs on both sides of the business. The building decides the method, the access and the hours. It never decides whether we take the job.
Residential
Single family houses, condos and townhouses, two and three family buildings, apartment blocks and the units inside them, rentals between tenants, new construction at handover, and second homes.
Commercial, industrial and institutional
Offices and medical suites, retail stores and restaurants, schools, daycares and places of worship, gyms, salons and clinics, warehouses, plants and light industrial space, banks and professional offices, municipal and community buildings, plus the property managers and general contractors who hold several of these at once.
Painting questions
If your question is not here, call and ask. We would rather tell you a smaller job is enough than sell you a bigger one.
Can I book more than one trade at the same time?
That is most of what we do. A landlord books the turnover clean and the interior repaint together. A homeowner has the floors sanded, the trim painted and the front steps reset in the same stretch of weeks. One walkthrough covers the whole property, the work gets put in an order that stops one crew undoing another, and you get one scope and one person to call instead of four.
Can you do masonry and exterior painting in the winter?
We take masonry and exterior painting year round. Warm months are simpler and cost less, because mortar and paint both cure on their own. In the cold the same work needs heated enclosures, warmed sand and water, insulated blankets over fresh joints, and products built for low temperature cure. That is real work with a real price, and we put it in the quote instead of pretending the weather is not there. Call in January and we will tell you exactly what winter adds to the number.
Do I have to be there while you work?
Most clients are not. Leave a key, a code or a lockbox once, it goes on your file and gets logged to the crew assigned to you, and we lock up behind us. Plenty of people prefer to be there for the first visit so they can walk the property with the crew, and that usually makes the written list sharper.
Do you bring your own supplies and equipment?
Yes, all of it. Vacuums, mops, cloths, extractors and cleaning products, plus sanders, saws and trowels for floors, plus paint, sundries, drop cloths and ladders, plus mixers and staging for masonry, plus pressure washers, surface cleaners and hose for washing. Nothing gets borrowed from your supply closet and nothing gets billed back to you as an extra.
Tell us about the property
The walkthrough is free and nobody is going to sell you anything at it. We look, we ask what has been going wrong, and we put the number and the area by area list in writing. You decide after that, in your own time.
- We come out at no cost and with nothing to sign
- An area by area list in writing, not a promise on the phone
- One price per visit, never a running clock
- A separate kit of cloths and mops for every area
- The same crew comes back to your address
- A few days of notice ends a home plan, no penalty
Straight answers
Commercial accounts can ask for a window outside those hours. Calls after close get returned the next business morning.
