One Sub for the Cleanup, the Paint and the Brick

Post construction cleanup for general contractors and builders, run as a rough pass, a fine pass and a final detail, dated back from your inspection and walkthrough, with the masonry punch list handled by the same company.

This page is written for whoever is holding the schedule. Cleanup runs in three passes because a building does not get clean once. Rough: debris out, the shell wiped, the trades unblocked so the next crew can work. Fine: ceiling grid, diffusers and vents, tops of doors and frames, window tracks, and inside every cabinet box and drawer, because dust still sitting up there comes down the moment the air handler is commissioned. Final: the pass your client sees, run after the last trade is off the floor so nothing we finish gets walked over afterward. Dates drive all of it. Give us the certificate of occupancy inspection and the client walkthrough and every pass is dated back from those two, with crew size set to hit the date rather than the date bent to suit the crew. Residue gets priced by surface when we walk the site, since the wrong product on a new finish costs more than the cleaning did.

The part that saves you most is that it is one sub instead of three. Cleanup, paint touch up on everything the trades marked up, and the masonry items still open on your punch list all close out on the same mobilization, under one contract and one certificate of insurance, which lands in your file before we mobilize rather than after somebody asks. Repointing a joint the framers opened up, resetting a loose stone tread, patching brick at a new penetration and taking mortar smears off a finished face are exactly the items that hold a punch list open for two weeks while you chase a mason for half a day of work. We are licensed and insured on all five trades and the coverage does not change between them. And you get a foreman whose phone gets answered, so when the date moves on a Thursday afternoon, which it will, the conversation takes two minutes.

What the program covers

  • Rough clean: debris out and the shell wiped down
  • Fine clean: grid, vents, door tops, tracks, cabinet boxes
  • Final pass run after the last trade is off the floor
  • Film, label glue and overspray off glass and hardware
  • Grout haze and thinset film brought up off new tile
  • Paint touch up on the walls the trades marked up
  • Masonry punch items closed on the same mobilization
  • Certificate of insurance in your file before we mobilize
Before

Four things we hear before we start

These four come up in nearly every walkthrough we do of active job sites. If any of them sound like your building, they belong in the scope.

Your cleaning sub cancels on Thursday and the client walkthrough is Monday at nine.

Drywall dust drops back onto finished surfaces two days after someone called it done.

The mason left three punch items and now you are chasing a crew back for half a day.

Nobody on the cleaning crew answers a phone after four, and the schedule just moved again.

Tell us about the property

The walkthrough is free and nobody is going to sell you anything at it. We look, we ask what has been going wrong, and we put the number and the area by area list in writing. You decide after that, in your own time.

  • We come out at no cost and with nothing to sign
  • An area by area list in writing, not a promise on the phone
  • One price per visit, never a running clock
  • A separate kit of cloths and mops for every area
  • The same crew comes back to your address
  • A few days of notice ends a home plan, no penalty
