Medford Work Scheduled Around Your Street
Routes cover South Medford and the streets near Tufts and Boston Avenue, West Medford off High Street, the blocks around Medford Square and Salem Street, Haines Square, and the buildings out toward Wellington and Mystic Valley Parkway.
Medford runs on the lease calendar in a way most of the valley does not. The two families and three deckers in South Medford and around Tufts turn over on the first of September, and the whole block does it at once. That leaves a landlord a handful of days to get a unit painted, patched and cleaned between the last tenant's truck and the next one's, and there is no slack anywhere in that schedule. We book those in the spring for a reason. The units themselves are plaster over lath, wide trim, painted radiators and hardwood floors that four years of tenants have not treated gently. Patched walls take a bonding primer or the repairs flash through the finish coat. Across town in West Medford and up on the Hillside the houses are single family colonials and Victorians with more original detail and owners who plan a year ahead rather than a week. Both halves share the same exterior reality: wood porches that peel on a two or three winter cycle, and granite steps that frost has pushed out of level.
On the commercial side, Medford Square, Haines Square and the strips along Salem Street and Boston Avenue are storefront businesses with apartments above them and metered parking out front. Since the Green Line was extended through here, more of those blocks have been renovated and more of them hold apartment buildings with real management, which means corridor painting, stairwell repainting and common area cleaning on a nightly or weekly schedule. Access is the constraint worth naming out loud. Many of these buildings have no lot, no dock and resident permit parking on both sides of the street, so a job needing a truck held for six hours needs that arranged in advance and written into the plan. Kitchens around the squares work after close. Offices and practices go after six or on a Saturday. The larger buildings near Wellington behave like commercial property anywhere: badge access, a facilities contact, a purchase order. Whatever the building is, the walkthrough happens with whoever actually controls the door, and the written scope lists the work area by area before a number goes anywhere near it.

Getting a price
Every quote for Medford starts with somebody standing in the actual place. Square footage over the phone is a guess, and on a wall it is worse than a guess, because the failure depth only shows when you put a hand on the joint. You get the scope written out area by area and one number for the job, usually the same business day.
