Pressure Washing Matched to the Surface in Front of Us

House washing, driveways and patios, decks and fences, plus commercial flatwork and facades across New England, washed at the pressure each material can take and priced after somebody sees it.

Most of what goes wrong with pressure washing comes from too much pressure. A machine that can strip paint and cut concrete is the wrong tool for vinyl siding, cedar decking or a bluestone step, and the damage it leaves behind is permanent: etched stripes in a driveway, furred grain on a deck, water pushed up behind siding, mortar washed out of a brick walk. So we sort every surface by what it can take before anything gets switched on. Siding gets soft washed, with a cleaning solution applied at low pressure and then rinsed off. Concrete gets a surface cleaner that holds the nozzles at an even height. Wood gets a deck cleaner, a gentle rinse and a brightener. Stone and brick get low pressure and a longer dwell time. The pressure is picked for the material, and the chemistry does most of the work.

The weather here shapes the rest of it. Road salt and sand coat the lower walls, the walks and the driveway apron by the end of every winter. Oak and pine pollen turn everything yellow in May and into June. North walls and shady decks grow green algae and mildew because they never quite dry out. And washing stops being safe once water can freeze on the surface, so in the cold weeks we wash only on days that stay well above freezing. Around all of that sits the order of work. The wash goes after any masonry repair has had time to cure and before any exterior paint, stain or sealer, because a coating laid over pollen, chalk and mildew lets go early. Painting and masonry run out of this same office, so that sequence lives on one schedule. Close to Groton the washing runs on the weekly route, and further out it's booked as a block of days, which you hear about before you commit.

Our terms

Why this runs the way it does

Most properties around here need several contractors and end up with several schedules and several excuses. We clean, we lay floors, we paint, we set brick and we pressure wash with our own crews, we walk the property before we put a number on it, and the scope goes in writing before anyone starts.

Pressure set by what the surface can take

Vinyl, painted clapboard, cedar, composite, poured concrete, pavers and bluestone each have a limit. We work under it and let the cleaning solution carry the load, which is how a surface comes out clean without coming out scarred.

The property is protected before the first pass

Shrubs and beds get soaked with plain water first and rinsed again at the end. Outlets, light fixtures and doorbells get covered, windows get closed, and the spray stays off vents, seals and weep holes. It takes time at the start of the job and saves you finding a scorched hedge a week later.

The wash lands in the right spot on the schedule

Washing comes before exterior paint, deck stain and paver sealer, and after new mortar has cured. With all five trades on one schedule, the painters aren't waiting on an outside washing company, and nobody seals a patio that never got cleaned.

Straight answers on what a wash can fix

Old oil, rust, efflorescence, scaled concrete and peeling stain don't all come off with water. At the walkthrough you hear which ones will clean up, which will only lighten, and which need a different job entirely, with a price for each.

What we work on

Houses and buildings, in every sector

This trade runs on both sides of the business. The building decides the method, the access and the hours. It never decides whether we take the job.

Residential

Single family houses, condos and townhouses, two and three family buildings, apartment blocks and the units inside them, rentals between tenants, new construction at handover, and second homes.

Commercial, industrial and institutional

Offices and medical suites, retail stores and restaurants, schools, daycares and places of worship, gyms, salons and clinics, warehouses, plants and light industrial space, banks and professional offices, municipal and community buildings, plus the property managers and general contractors who hold several of these at once.

FAQ

Pressure Washing questions

If your question is not here, call and ask. We would rather tell you a smaller job is enough than sell you a bigger one.

Can I book more than one trade at the same time?

That is most of what we do. A landlord books the turnover clean and the interior repaint together. A homeowner has the floors sanded, the trim painted and the front steps reset in the same stretch of weeks. One walkthrough covers the whole property, the work gets put in an order that stops one crew undoing another, and you get one scope and one person to call instead of four.

How do you price a job?

After the walkthrough, never before it. Cleaning is priced by the property and the frequency. Flooring is priced by the square footage, the subfloor underneath and how much of the old floor has to come out. Painting is priced by the surfaces, the prep the walls actually need and the number of coats. Masonry is priced by the footage of the work and what we find once the failed joints come out. Pressure washing is priced by the surfaces, their size and how much growth and staining is on them. All of it lands as one written figure before a start date is agreed.

What if something gets missed?

Tell us within a day and we come back and fix it at no charge. It works because the scope was agreed in writing before anybody started, so there is nothing to argue about. On masonry and painting the warranty terms go on the scope in writing too.

Do you bring your own supplies and equipment?

Yes, all of it. Vacuums, mops, cloths, extractors and cleaning products, plus sanders, saws and trowels for floors, plus paint, sundries, drop cloths and ladders, plus mixers and staging for masonry, plus pressure washers, surface cleaners and hose for washing. Nothing gets borrowed from your supply closet and nothing gets billed back to you as an extra.

Tell us about the property

The walkthrough is free and nobody is going to sell you anything at it. We look, we ask what has been going wrong, and we put the number and the area by area list in writing. You decide after that, in your own time.

  • We come out at no cost and with nothing to sign
  • An area by area list in writing, not a promise on the phone
  • One price per visit, never a running clock
  • A separate kit of cloths and mops for every area
  • The same crew comes back to your address
  • A few days of notice ends a home plan, no penalty
