How a job with us actually runs

Six steps from the first message to a property you stop worrying about, and you only have to be there for one of them.

Process

The sequence

None of this is clever. What is rare is a company writing it down and then running it the same way every time, on a brick facade in June and in a kitchen on a Tuesday morning in February.

01

Tell us what the property is

Call, text or send the form. What the building is, what needs doing, whether anyone is living or working in it while the work happens, and the deadline you are working against. Photos of the brick, the peeling paint or the room in question save everybody a step.

02

Free walkthrough

We come out and look, at no charge. About half an hour in a house. Longer on a facade or a commercial buildout, because the honest number lives in the mortar joints and behind the equipment, not at the front door.

03

One number and a written scope

You get one price and the list of what it covers, trade by trade and area by area. Cut anything, add anything, change the order, all before you agree to a start date. Once it is set, it holds.

04

The order of work, decided on purpose

When a property needs more than one trade, the sequence matters. Masonry and carpentry first, then floors, then paint once the dust has settled, then cleaning last so nobody undoes it. Outside, the wash goes ahead of any paint, stain or sealer. We map that out on the scope so you are not paying for the same room twice.

05

Your dates and your crew

You get a start date agreed in writing and the same people coming back until the job is closed. Close to home that means a same week window. Further out it means a block of days held for your property, told to you before you commit. Commercial accounts get keys, codes and hours logged to the crew assigned to the building.

06

Say something and it changes

Anything you flag goes on the scope that day. The list is supposed to follow the property. Nothing on it moves without you knowing first.

Why the walkthrough comes before the number

Nobody can price a brick wall from a photograph. The honest number is in how deep the joints have actually failed, whether the brick faces have started to go, and whether the real culprit is a downspout emptying against the base of the wall. None of that shows from the sidewalk.

The same is true inside. A room that needs paint might need the plaster bridged first, and a house that looks straightforward might turn out to be a pre 1978 property where nothing gets sanded until we have asked about lead. So we come out first, at no charge, and look. Then the price and the area by area list go to you in writing, and you decide in your own time.

Why the trades run in a fixed order

When a property needs more than one of them, the order decides the bill. Masonry and any carpentry come first, because they make dust, they make debris, and they open things up. Floors follow, and a floor sander puts a fine haze on every horizontal surface no matter how good the containment is. Painting comes next, once that has settled and the surfaces are dry. Pressure washing sits just ahead of any outside paint, stain or sealer and after fresh mortar has had time to cure, because a coating needs a clean, dry surface to hold on to. Cleaning comes last, because anything cleaned before the rest of the work finishes gets cleaned twice.

Separate contractors have no reason to respect that order. Each one wants the slot that suits their calendar, and the person left arranging it is you. Here it goes on one schedule, and the sequence is written into the scope alongside the price so nobody has to argue about who was supposed to go first.

Why we price the job, not the hour

An hourly bill puts you and the people doing the work on opposite sides of the same clock. Every minute they work faster is money they lose, and the only way to audit the invoice is to stand there timing somebody.

One price per job moves that risk to us. A slow day becomes our problem to solve. When the crew gets quicker because they have learned the building, you still pay the number we quoted. Both sides end up wanting the same thing, which is the work finished properly and on time.

What happens on the day something goes wrong

Something will. An area gets skipped, a fixture gets knocked, or a forecast turns and an exterior day has to move. What matters is the next hour, not the apology.

You call or text us directly. If it was on your scope and it got missed, we come back and fix it at no charge, with nothing to argue about, because the scope was agreed in writing before the first day. If something got damaged, tell us the same day and we document it and deal with it. We are licensed and insured on all five trades and the certificate is yours whenever you want it.

FAQ

How we work, in detail

If your question is not here, call and ask. We would rather tell you a smaller job is enough than sell you a bigger one.

Can I book more than one trade at the same time?

That is most of what we do. A landlord books the turnover clean and the interior repaint together. A homeowner has the floors sanded, the trim painted and the front steps reset in the same stretch of weeks. One walkthrough covers the whole property, the work gets put in an order that stops one crew undoing another, and you get one scope and one person to call instead of four.

How do you price a job?

After the walkthrough, never before it. Cleaning is priced by the property and the frequency. Flooring is priced by the square footage, the subfloor underneath and how much of the old floor has to come out. Painting is priced by the surfaces, the prep the walls actually need and the number of coats. Masonry is priced by the footage of the work and what we find once the failed joints come out. Pressure washing is priced by the surfaces, their size and how much growth and staining is on them. All of it lands as one written figure before a start date is agreed.

Can you do masonry and exterior painting in the winter?

We take masonry and exterior painting year round. Warm months are simpler and cost less, because mortar and paint both cure on their own. In the cold the same work needs heated enclosures, warmed sand and water, insulated blankets over fresh joints, and products built for low temperature cure. That is real work with a real price, and we put it in the quote instead of pretending the weather is not there. Call in January and we will tell you exactly what winter adds to the number.

What if something gets missed?

Tell us within a day and we come back and fix it at no charge. It works because the scope was agreed in writing before anybody started, so there is nothing to argue about. On masonry and painting the warranty terms go on the scope in writing too.

Free walkthrough

Tell us about the property

The walkthrough is free and nobody is going to sell you anything at it. We look, we ask what has been going wrong, and we put the number and the area by area list in writing. You decide after that, in your own time.

  • We come out at no cost and with nothing to sign
  • An area by area list in writing, not a promise on the phone
  • One price per visit, never a running clock
  • A separate kit of cloths and mops for every area
  • The same crew comes back to your address
  • A few days of notice ends a home plan, no penalty
