What Does a New Hampshire Winter Do to Your House?

Projects run north into Hillsborough County around Nashua and Manchester, east toward Rockingham County and the Seacoast at Portsmouth, up to the Lakes Region at Laconia, Meredith and Wolfeboro, and into the White Mountains near Conway and Lincoln.

There is no sales tax here, and a large share of what we are called to look at is somebody's second property rather than their first. That shows in the stock. Back roads hold older farmhouses and capes with hand planed trim and floors that have been walked on for two centuries. Around the Lakes Region a lot of the housing began as a summer camp and was insulated, dormered and added onto later, which leaves three substrates on one wall and an open joint wherever the additions met. Ski country in the White Mountains adds condominium blocks that fill and empty with the ski calendar. Cold arrives sooner here than an hour south and holds on longer, which changes how outside work gets built rather than whether we build it. Mortar wants warmth to set, and a joint caught by a freeze while it is still soft stays weak for good, so cold weather pointing here gets a heated enclosure, warmed sand and water, and insulated blankets over the fresh joints until they are hard. Exterior coatings need the wall itself warm, not only the air around it, so we work the sun side through the warmest hours and use products built to cure at low temperatures. We run this work all twelve months, on houses and on buildings, and we put the cold weather number in front of you before you book it. Granite is the constant that gives the state its name, standing in steps, curbing, foundation block and dry laid wall, and frost lifts every one of them a little further each spring.

Work up here is booked as a block. We set consecutive days, stage the materials for the whole of it, and finish in one stretch, rather than sending a van that swings past on a Tuesday because the phone rang. The visit is scheduled together with the job instead of handed out on request, and an owner hears that at the first call rather than discovering it later. Nobody gets offered a next day window that would have to be broken. What the arrangement buys is worth more than a quick look. One company covers the entire property, so the chimney, the floors, the interior paint and the final clean sit in a single scope at a single price, agreed before anything begins, and the trades run in an order somebody planned. That is how a room stops being finished twice. Owners who live three hours away get the most out of it, because they want the place done and clean when they next open the door. Masonry, flooring and painting are multi week projects and they carry the drive easily. Cleaning that has to happen every week does not, so it stays nearer the yard.

How a New Hampshire job gets scheduled

Everything starts with somebody standing in the actual place. We are based in Groton, Massachusetts, so work close to home runs on a weekly route and a same week window. Further out the job is held as a block of days on the calendar and the walkthrough is booked with it, not on demand. You hear which one your property is before you commit to anything, and either way the scope and the number come to you in writing first.

What we work on

Houses and buildings, in every sector

What we take in New Hampshire is the same list we take at home in Groton. Property type does not narrow it, and neither does sector.

Residential

Single family houses, condos and townhouses, two and three family buildings, apartment blocks and the units inside them, rentals between tenants, new construction at handover, and second homes.

Commercial, industrial and institutional

Offices and medical suites, retail stores and restaurants, schools, daycares and places of worship, gyms, salons and clinics, warehouses, plants and light industrial space, banks and professional offices, municipal and community buildings, plus the property managers and general contractors who hold several of these at once.

Work in New Hampshire, quoted in writing.

We look at the property, agree what happens and in what order, and send the number in writing. If the distance changes what we can promise, you hear that first.
